Fees
At Major Linkers, we believe in being as transparent as possible with all our fees and charges. We understand that managing rental properties involves various costs, and we want to ensure you are fully informed from the outset. Our landlord fees are designed to offer value for money while providing the high-quality service and support you expect from a professional property management team. Below, you’ll find a clear breakdown of our fees, so you know exactly what you're paying for, with no hidden costs. Our goal is to make property management straightforward, stress-free, and transparent.
Fees & Services Include
Let Only Service
Ideal for landlords who want help finding tenants but prefer to manage the property themselves.
Fee: 8% of annual rent + 0% VAT (equivalent to one month’s rent)
What’s Included:
- Comprehensive marketing on leading property portals
- Conducting viewings with prospective tenants
- Tenant referencing and credit checks
- Drafting the tenancy agreement
- Collecting and securing the deposit
Rent Collection Service
For landlords who want us to handle rent collection, but will manage the property themselves.
Fee: 10% of monthly rent + 0% VAT
What’s Included:
- Everything in the Let Only service, plus:
- Rent collection and transfer to your account
- Monthly rent statements
- Chasing late payments
Full Property Management Service
The best option for landlords who want a hands-off approach. We handle everything, from tenant find to property maintenance.
Fee: 12% of monthly rent + 0% VAT
What’s Included:
- Everything in the Rent Collection service, plus:
- Regular property inspections
- Coordination of repairs and maintenance
- Handling tenant queries and issues
- Organising safety inspections (e.g., gas, electrical)
- End of tenancy services, including deposit management
Additional Fees include:
- Reference Fee: £55 per person / guarantor
- Tenant / Guarantor Reference: £55
- Admin - £50 (only if asked to do so by landlord or council)
